Developing New Homes We have an active development programme, based on capital allocation from the Housing Corporation and streams of private finance.
Most of our properties are less than fifteen years old, located in highly-sought after areas and providing, mostly, large family accommodation. |

Promoting Choice Usually, we build new homes in inner city areas. However, in recent times, in order to diversify our stock and to meet the needs of a wider client group within the local housing market, we are undertaking development programmes outside inner city wards. |

Improvements & Major Works We are working towards meeting the government's decent homes standards for a number of our properties, carrying out necessary major works to refurbish them.
In addition, our cyclical maintenance programme and planned improvements add greater value to our properties both in terms of external and internal features. Kitchens, baths, roofs, fencing works, upgrade to security systems and access control systems in communal areas are regularly undertaken to ensure that residents enjoy comfort and security in their homes. |

Urban Regeneration In conjunction with the Bradford Community Housing Trust, we play an active role in urban regeneration and the provision of quality homes to meet the needs of medium to large families.
We work closely with the Bradford Community Housing Trust to meet the housing needs of particular communities in the Bradford district.
Bradford Community Housing Trust emerged from the housing department of the local auhtority. Homes previously owned and managed by Bradford Metropolitan District Council were transfered to the Trust. |

Affordable Renting & Affordable Owning Most of our homes are for social renting. In other words, rent is usually below the rent that will be charged for similar properties in the private renting sector.
However, we are also developing homes for shared ownership. This allows our customers to buy a share of equity in their home. Usually, their initial share is 25% of the worth of the property. After two years they can trade up (staircase) to a higher level of equity. They pay rent on the share that they do not own.
In some cases, for instance through the discount programmes under Right to Acquire and Voluntary Purchase Grant, some of our residents have the opportunity to buy their current home. |

Firebird Homes In 2004, we set up an unregistered subsidiary to assist us to meet the wider housing needs of our customers. Firebird Homes undertakes development projects on behalf of Manningham Housing and other partners to reduce construction costs whilst diversifying our stock portfolio. |
