More than a Roof

The days of housing associations just providing a roof over their tenants’ heads are long gone – issues in sustainable communities, safe, clean and green neighbourhoods and the links to health, education and employment, especially, have made housing a service that is wider than just meeting the accommodation needs of its consumers.

Sustainable Communities

The necessity to create sustainable communities is recognised by Manningham Housing Association and translates into practical activities involving residents in achieving this objective. Sustainable communities are communities with a strong sense of social cohesion, places where people want to live and are keen to work with other residents to minimise incidents of anti-social behaviour, whilst promoting values of good neighbourliness and active citizenship.

Achieving Cost-effective Quality Services

Manningham’s community initiatives are linked to this view of social housing as an all-embracing product – there are incentives for tenants to keep their property and neighbourhood in prime condition, to participate in housing management decisions that affect their tenancies and to keep open the channels of communication, accountability and feedback that are necessary both to improve the variety of housing services on offer and also to ensure they are delivered to a high quality and cost-effectively.

Partnership with the Bradford Community Housing Trust (BCHT)

BCHT is a large scale voluntary transfer trust (LSVT). The housing stock owned and managed previously by Bradford Metropolitan District Council was transferred to BCHT in 2003. The Trust is registered with the Housing Corporation and is the largest landlord in the District. Manningham works with BCHT to re-develop previous council estates, and to achieve these objectives on its housing schemes whilst sharing best practice in areas of community development, involvement of Black and Minority Ethnic communities and the widening of housing access to disadvantaged sections of the local community.
