ESTATE MANAGEMENT

The Association’s estate service is primarily themed as “green and clean”. Essential aspects of our “green and clean” theme include:

  • Cleaning communal areas of scheme, keeping the site clean, tidy and litter free
  • Maintenance of grounds - keeping landscaped areas to a high standard including planting, grass cutting, weeding, pruning and edging
  • Maintaining equipment and stocks of materials/supplies in line with Health & Safety procedures.
  • Providing support to vulnerable tenants, where this can be given in aid of stable tenancy without conflict with statutory requirements, and the resident’s personal privacy
  • Snow-clearing of paths - sand/salt distribution
  • Prevention of vandalism on estate by surveying estate
  • Being available to tenants for assistance/advice, including holding keys for void properties as these arrive
  • Preventing and reporting nuisance by children to other tenants
  • Carrying out minor repairs to dwellings
  • Inspecting and ordering repairs with contractors
  • Adjusting time clocks
  • Maintaining tools and spares
  • Keeping records & reporting repairs as required to Housing staff
  • In emergencies only - dealing with blocked drains, electrical fuses, bursts pipes/sinks, water supply problems.
  • In emergencies only – dealing with accident/death in scheme

Clearly this list is quite comprehensive and takes account of the overlapping nature of the service.  
 

Estate Officers
We have a dedicated team of estate officers to ensure that our schemes are clean and tidy, maintain the landscape, carry out very minor repairs and ensure that the environment generally is attractive and pleasing. They carry out this work by involving residents in the management of their neighbourhood. If you live in a property with communal areas then it is likely that MHA has responsibility for the maintenance of these areas.
 
Attractive Environments
We take pride in our developments and want to keep them looking attractive. We need your help to achieve this by taking small steps, such as not dropping litter or leaving rubbish lying about and more importantly by telling us when our contractors or staff are not performing well.
 
Estate management Guarantees

We will:

  • Ensure our tenants are aware of their responsibility to keep their surroundings clean and tidy.
  • Publish estate management work schedules so that tenants can monitor the effectiveness of our service.
  • Maintain and keep tidy communal gardens and landscaped and planted areas as scheduled.
  • Remove or arrange for the removal of graffiti from communal areas.
  • Take repair requests and issue a repair receipt when our staff are working on schemes.
  • Ensure our tenants are assisted to take pride in their homes through out tenant reward scheme, the gardening grant and decoration grant systems.
  • Ensure car access and parking areas which are our responsibility are cleared of snow and ice and are adequately salted or gritted as necessary.
  • Ensure any damaged fencing or boundary wall are repaired within given timescales.
