HOME SWAP

MHA welcomes applications for mutual exchanges between its own tenants and with tenants of another Registered Social Landlord or Local Authority.

These applications can be made directly, or through the national HOMESWAP scheme, which is part of the H.O.M.E.S. service described above. Again, further advice and detailed information on the scheme are freely available from our offices.

All applications must be approved before any move takes place. We will not normally refuse an application unless:

  • Either tenant is about to be evicted.
  • Either tenant is under Notice Seeking Possession, or legal proceedings have been started following notice.
  • Either property is specifically designed to help a disabled person, or has other special features not needed by the other household.
  • Either property is too large or too small for the other household.
  • There are tenancy issues currently on the scheme which can become exacerbated if the mutual exchange is accepted.
  • There are unresolved tenancy breaches, for instance, rent arrears and anti-social behaviour.
  • There are potential tenancy breaches, such as pets, problems with parking, noise nuisance, etc.  

In some cases, we may refuse a request in satisfaction of our obligation to maintain a balanced community (for instance, the need to take account of community cohesion and race target considerations). In other cases, we may approve the exchange subject to certain conditions being met – e.g. dealing with outstanding rent arrears.
